The Habitat for Humanity Scam – Disguised as a charity.

It’s been a awhile since i posted anything, mainly because I was busy and as real life has a habit of doing, forces you to deal with it.  While I was dealing with life, I had spoken with a neighbor who asked that I sit in with a group of neighbors on the street to hear their story.   The people involved are homeowners who received their homes via Habitat for Humanity.

I’ve always thought of Habitat for Humanity as a good charity who helps people get a home, that they otherwise wouldn’t get.  And that was as a far I as I saw it.   I never went through the process they have, and didn’t dig much into how they operate. I assumed like most that this charity was good and my thoughts never went past that.

So I went and sat with the ten families on my street who “own” Habitat Homes and listened.    They have been arguing with Habitat for about a year now.   Some of them have owned their homes for four years now, some only one or two years.    Habitat has been pressuring them to sign brand new contracts forcing them to pay $100 per month for two parking spaces.

This is a problem for them.  Now after looking and speaking with them, I found out a few things.   Habitat was supposed to supply them (according to a print out from the website), that they were to provide the following:

1. 2 Parking Spaces per unit – (home owners would own these spaces)

2. Four major appliances – Fridge, Stove, Washer, and Dryer.

3. And each home would have a warranty.

4.  All maintenance on the common areas were to be cared for by habitat for humanity.
Now, these people had been told verbally that they would be freehold home owners.   In case you don’t know what freehold means, here is a legal definition of it.

An estate in land or other real property, of uncertain duration; that is,either of inheritance or which may possibly last for the life of the tenant at the least, (as distinguished from a leasehold;) and held by a free tenure, (as distinguished from copyholdor villeinage.)

Basically what it means is it is your land and not the land of someone else.   That you own it.   Which is fine and dandy to me.  If I want to buy a house as most who do, they want to own it,  So now we come to how Habitat operates.

I spent the weekend researching how they operate and with everything I read this sounded more and more like a scam, albeit a legal one.    Here is how it works:

First and foremost the target.  The criteria of the target has to be someone who is of low income.   There are many reasons for this.  The public knowledge one, everyone understands.  These low income people would never otherwise be able to afford to buy a home.   Sounds nice doesn’t it?    But what happens if there is a problem?  Another criteria is that the potential homeowner must make a certain amount of money.   If your on social assistance they won’t help you (the people who in many cases need it the most).  And they also tend of approve newcomers to Canada.  People who fled their country of origin, who don’t understand Canadian laws, and don’t understand contracts.   And the last criteria.  They must have at least one kid.  The more kids the better.

These are the people they choose. After reading almost a hundred stories online from people who dealt with Habitat, I realized this was a common theme.    Many who caught on early enough in the process before they signed their mortgages, who asked some legitimate questions, would all of a sudden find themselves “deselected” from the program and left in the dust after spending their “sweat equity” building their future home.

Those were the lucky people.

The ones who didn’t ask questions, trusted this “christian charity” and believed everything the board members would tell them and followed their instructions step by step would then find themselves with a new home, and then the nightmare begins.

Here is some background on how they operate.

When a Habitat, chooses to a group of families, they apply for government grants.  These grants can be up to $50,000 for each unit.   So in the case on my street, there are ten units.  That equals $500,000.00.  That money is supposed to go directly into building the homes.  Instead they obtain city land at a cost due to their charity status which means they get plots from old city land like community centers or schools for a cheap price, and they build on them.  They get companies like Home Depot to donate materials to build these homes.  And next they get volunteers and the families of the home owners, and the home owners themselves to put in “sweat equity” into the home.  They must do at least 500 hours into this.   In behind the scenes the homeowners are signing mortgage agreements, not with a legitimate bank, but with, you guessed it, Habitat for Humanity.

The only money I’ve found that is actually spent towards the home is the land purchase itself.   Zero money is put into the home, not in materials or labor.   And what makes matters worse is the labor is done by unskilled labor who never built a home in their life, guided by someone who allegedly has.

I’ll let that sink in for a moment.  Do you think that these houses are going to be problem free new build homes?  The answer is a big no.   There will be mistakes made and problems will happen, which I will get into further down.

For the money side of things, there is another issue.   Habitat almost always uses the number $160,000 for the value of these new build homes.   The number starts around $145,000 or so and they tack on other numbers to get the $160,000 value.   In almost all cases I read, in every part of the world where people have written about their experiences, that number pops up like a red flag.     If you are reading this and don’t understand why, let me break this down.

Real Estate markets are different from city to city.   It is  impossible to have the same appraised value of any new build home, in so many parts of the world.  Some areas are depressed markets and some are inflated.   So the numbers shouldn’t be the same, but they are.  And that sends up big red flags and alarm bells for me.

So I asked myself how much of the money are they getting.  So I will list out the money.

1. $50.000 x 10 = $500,000.00

2. 10 mortgages for $160,000 = 1,600,000.00

Now the above amounts total over $2,100,000.00  approximately.  (Two Million, One Hundred Thousand dollars).  And because they are a charity, they get less taxed if at all for these numbers.

Now some costs are involved, so I in the case of my neighbors I would guess the land costs was under $400,000 if that.  Since it was a local non for profit community center selling to a charity.  So that leaves us with $1,700,000.00

That money goes directly into the charity coffers.   None of it goes into the properties themselves.

Are you seeing the problem yet?   Then we get into the home ownership deal.   When I did my research I found that in places that have a buyers market, they will buy up old run down homes at depressed values and fix them up and those go to the potential home owners.  That to me is okay.  Those are freeholds.

However, in areas where it’s a sellers market, meaning the property values are expensive and there are bidding wars going on, then they buy land, and not at full price but get it at a reduced cost and sometimes given to them by city governments.

Pure profit.

In real estate law, a lawyer cannot represent both parties.  This is a blatant conflict of interest.  The reason being is your lawyer is supposed to be working for you and your best interests.  And one cannot do that when they are working for both sides of the deal.    However, in Ontario, there is a loophole.  And that is if they give written disclosure to both parties and both parties sign a consent form to agree to the lawyer representing both parties and acknowledging the conflict and are okay with it.

This takes me into the other part on how Habitat Operates.   These low income families are unable to afford real estate lawyers of their own or find the idea daunting.  So Habitat steps in and graciously offers their lawyer to handle the paper work.  And why not?  These are trust worthy Christians aren’t they?  Working gods good deeds.   So you can trust them.

And so what happens in because the lawyer from Habitat is being paid from Habitat, the lawyer will allegedly do this “pro bono” for the low income family’s but because his time is valuable, will usher the folks into a room one by one to sign the documents, giving them less than five minutes to sign and not answer any questions or make sure they have a chance to read what they are signing.

None of these families I’ve read about nor spoken with felt that or had a lawyer work on their behalf.   When they had questions after they signed they would call this lawyer who they believed to be legit and working for them, and would ask for follow up questions on the contract or complain about disrepair would be met with the phone slamming down and a return phone call from a board member from the local Habitat Chapter, making a threat to evict them.

How can you evict someone who owns their home you ask?   Oh this is fiendish.   They own the mortgage, and they registered a condo corporation to manage the common elements of the land.  They built the homes on the land and so the homes are owned by the homeowners, (on the inside) and the outside is all owned by habitat.

In the contracts Habitat is supposed to be responsible to repair and maintain the properties,  That means, snow removal, grass trimming, maintaining the roofs of the homes etc.    There are even stipulations in these contracts that they cannot build additions etc without express permission from the condo board.

So now you have an idea on how they operate and understand a tiny bit of what happens.   If you are confused I will summerize.

1.  They get a profit of almost two million dollars plus from these homes.

2.  They don’t honor the warranties.

3. They are the land owner, bank, and condo corporation all in one.

4. They false advertise.

5. They use intimidation tactics when you try to complain.

6. They use fraudulent methods to trick desperate low income families to sign contracts.
I have you ask you, does this sound like a good christian charity?   One that you would trust?   I don’t, and I urge you not to trust them.   Save your money, hire your own lawyer, if you are trying to get your own habitat home.  Otherwise you will get fleeced.

  1. Hey so my family received a habitat home which they still own and have paid off. The entire time they were trying to have us do more hours by claiming that the hours that I put in didn’t count. They were constantly trying to raise my parents mortgage almost as if they were trying to put them in a position where they couldn’t afford to pay them at all. They were extremely rude to my parents and would leave rude messages. I actually met my best friend because his family received a home right after we did and we met while putting hours in building his home. His mom wasn’t able to keep up payments and they lost their home.when I was volunteering at the restore I would see the manager stealing money from the cash register all the time. This is only the start of it you should hear my moms side. It’s a huge scam. All the higher ups are living in massive homes driving high end vehicles it’s a joke.I am very curious to know of all the homes they have handed out exactly how many of those original people have paid off their homes because I’m willing to bet not many

  2. Thank you for this article. A relative works for a Federal Mortgage Relief Grant Program in the states and everyday desperate habilitat families contact her about needing to stop foreclosures on their habitat homes. She was mystified because as a volunteer some years ago she was told the families didn’t pay for mortgages and donated the 500 hrs to build their homes. Well, I guess this is not true. The stories she’s hearing are families being treated aggressively by HFH mortgage company who is quick to evict. I’m sure they are eager to flip this property on the market and it seems to me the families are nothing more than slave labour being sold on a pipe dream in order for this charity to generate millions in profit. There’s no such thing as a free lunch. The shame is this so called charity was started by one of our former Presidents!

  3. After reading the comments I feel we did dodge a bullet. My family and I were selected to be home owners for the build here in ontario Canada.
    We did what the ceo was telling us to do in order to get the house, brining down debt, help build, work in the habitat store. We worked hard for what was months. The ceo would always ask my children at the 3 meetings if they were excited to move into the home ofcourse these children were excited.
    During the last meeting the ceo said a gift from us is to pay for a lawyer for the upcoming paper work. I said it is okay we will hire our own realestate lawyer. As it is always best to have your own lawyer looking into your best interest. She disagreed said her lawyer would over see both parties.
    I started to see threw the smoke screen. I started noticing while working in the habitat store that the builder was coming in and charging more items into the build fun. Think the house we were working for home that had 2 bathrooms one kitchen. Why charge 3 sinks, 3 toiletts and two kitchen sinks and other various items that were not going to this build?
    So I went forward and asked the ceo if I could see a list of what was going into the home? As we would be paying regardless.
    She told me that was not my concern and the only concern I should have is to be appreciative of what we might receive..
    Than forward i was checking out the build guy on the till putting aside the items to be charged to a build fund and he starts talking about the ceo and how he dislikes redoing portions of her home. I don’t know what was legal or not.
    So on November 7th we went for a final meeting ofcourse the ceo says to my kids its almost time to move in only if mom and dad make the rest of the hours. Were already on the final week of the hours being done we thought. I guess she decided to change the hours that volunteers and family could donate from 140 to just 40hrs. So ofcourse now we have 100hrs to make up before closing. Furthermore into the meeting the ceo could not give a approx of when the house might be done? She said maybe dec or January.
    So meeting done go to do hours.
    4 days later we get an email saying we have been deselect as habitat homeowners. Email saying we did not finish the required hours and they did not receive paperwork for financial assessments, we don’t meet the habitat requirements. . Mean while in the deselect email she gave the updated amount of financial assessments of what she did not receive?
    Now we are trying to get ahold of the ceo and she will not return any emails, voice mail is full, and she is apparently on another vacation. As this would be her 5th in 6 months…. shes never around unless its a press release or something to do with a meeting.
    Were just lost. They built the house for a family of 5 knowing the girls would have to share a room. Thats fine beggers can’t be choosers she says. I wasn’t fussy about the situation as were in a terrible one to begin with. When they finally made the house planes and built it. My girls rooms would not be able to fit a bed one maybe 2 toddler beds. No dressers etc. The house was pretty small. Oh and we would not beable to keep my dog of 15 years due to there no pets policy on a home you apparently pay a mortgage to.

    Is there anything we can do? We feel wronged, ashamed and embarrassed.

  4. This is a pretty ignorant article. Habitat spends the money they get on construction materials and labor, same as any they builder. The material donations and volunteers help defray those costs, but never cover them. The (no-down payment, no-interest) mortgages help make up the difference, as do government and private contributions. The goal is to break even – some affiliates do, some don’t.

    As a contractor who’s volunteered with Habitat for over twenty years, I can tell you the homes are built slowly, but well. Are there mistakes? Yes. Are there mistakes on all the for-profit build sites as well? Yes.

    It’s a bummer that some people have bad experiences. That does not mean that Habitat for Humanity, a massively beneficial, positive force, is a scam.

    1. This is a pretty ignorant comment. Habitat gets all their construction material DONATED by companies like Home Depot. As for the labor, it is all UNSKILLED, done by volunteers. Yes some MIGHT have the skills, but the majority do not.

      Now your experience differs from the people in the area where the article is written about, but if you educated yourself on the company as a whole, and each city has their stories like the ones I wrote. EVERY city. EVERY year.

      Plus all you have to do is read the comments in my article to read the stories of how people have been screwed by Habitat, to see that the story I wrote is NOT an isolated event. Companies like Habitat PREY on low income people, and many of those are people who don’t have a grasp on the language and are unable to get lawyers of their own to represent them. And those that actually do, are dropped from the program.

      Get it? Your limited experience in one area, doesn’t represent the whole of how this company operates.

      Habitat is a scam.

      1. I agree with you. Habitat for Humanity is very deceptive and not organized and they lie and they are degrading towards the people they serve once you get close to the actual buying process you really see a different side to them.
        They just got 55 single family homes donated to them by Them by my City, these homes already housed low income families. So they promised us the opportunity to buy them & them vanished for a year and then showed back up and gave us 2 weeks to get our Mortgage application in for approval, denied us based on low credit scores or small amounts of old debt.
        And won’t work with is to rectify the issue & never once gave us information about what requirements we needed to have until after we weren’t approved.
        And because of the timeframe they want to complete the process of selling the homes, we are not able to reapply.
        Maybe I did dodge a bullet.
        Because not only would Habitat own the land and tenants only the structure, you’d also still be subject to yearly inspections by the Housing Authority, what other Homeowners would be subject to that?
        Also the resell only nets $15,000 to ,20,000 upon average. Like what? That’s not building any generational wealth, the opposite really.
        And to be honest the vagueness of them hs always made me feel uncomfortable. Like there is an agenda to get there friends and families housed or something. Someone needs to audit Habitat, THROUGHLY!

  6. Update- 18 years in the program HFH singles out our area they do not contact us. Another admin group resigned as usual all together now.. CEO,COO, CFO.

    They were very mean and passive aggressive men.
    Habitat for Humanity use Predatory lending practices
    They use their the homes they build as collateral.
    You can’t, they also pre-maturely sell your mortgages.
    The equity of you home is yours, but if you get a third party lender your forfeit your agreement with Habitat and your original mortgage.

    They started reporting mortgage payments to the credit bureau in 2020 missing 10 year of major credit history. To build or kill your credit depending if you pay on time.

    Habitat keeps ads and befriending Local attorneys,bc they are a Not-for-profit corporation and always need one of retainers.

    HFH runs as a CULT, they brainwash people to believe whatever they tell them. I can see how easy it is especially using Jesus Christ, God and faith etc .

    Nobody from the outside helps these innocent first time homeowner review their MORTGAGES when it comes to signing. Habitat is aware and they purposely loves this. They offer you theirs and even sit beside you at signing like they are truly, truly helping you while you’re sign you home over the the lil devils they are.

    They use a title company that is only their for the benefit of Habitat don’t believe me read your “Right of First Refusal and Appreciation shared Agreement ” yup they screwed ya. And it’s a longer end date then the original mortgage. To get rid of that non-sense you’ll need a Title Attorney. Good luck!

    You also have a Mortgage Rider inside tucked in with the first mortgage.

    You also have to get written consent if you would like to add a storage, a patio, paint, put up anything to better the home. Which is definitely because THEY NEVER RESPOND BACK.

    They have now switched mortgage servicers twice and they both were HORRIBLE. Prior to even send hundreds of mortgages to them these companies already had issues with the small loads of mortgages they’ve previously had. I mean Google the damn reviews. Then why send these HFH FAMILIES through more confusion. Typical.

    Your home can not be sold without giving them the right first, which you’re not going to come out on top with, you can’t pay the house off early and they will wave the “oh you don’t pay any interest on the home why would you want to pay the house off early” BS. Like who wants to be in debt forever with them…DUH! If they want too allow them. Who wants Buzzards (HFH) flying over their home everyday waiting. TO TAKE THE House BACK.

    WHO WANTS THEIR CHILDREN TO HAVE TO FIGHT HFH FOR WHAT IS LAWFULLY THEIRS IF THEY WANTED TO PAY THE House OFF. JESUS CHRIST!

    Again, read your MORTGAGES from front to back and for those that are already BRAINWASHED, SHUT UP… DIG A LITTLE DEEPER Before you start running your thumbs under the post. Not everyone is lying. Hell who would want to especially being the organization is supposed to be faith based and good humble people.WRONG!!! YOUR JUST GULLIBLE. AND FELL FOR IT. That’s HOW CULTS WORK. Ask to see the documents… It’s all there and take out your personal notions… Remember these are low income families and they are supposed to be providing affordable housing… Yeah and that’s NOOOOO! AFTER ALL THE GRANTS, CLOSING COST, SWEAT EQUITY HOURS(LABOR), MORTGAGE PAYMENTS, DONATIONS they get. PLEASE!

    I’m pray God really shows up for us especially being that Habitat for Humanity staff used his name and took advantage of all these homeowners and volunteer’s in his name. Even those who have resigned thinking they have gotten away with it. They haven’t, GOD HAS THE FINAL SAY! I PRAY THE MENTAL ANGUISH HABITAT FOR HUMANITY has CAUSED us all is compensated for and our homes will be our homes. Amen!
